What does it mean to have an individual lease?

Individual leasing means that each person signs their own lease per bedspace and is only responsible for their portion of the common areas and their bedroom. If your roommate ends up not coming back for the spring semester, you’re not responsible for their payment.You sign for an individual room in the apartment, and you share the common area with your roommates.

What is included in the rent?

Prado's rent includes: pest, Internet, washer & dryer, access to all of Prado’s amenities, and a wonderful staff that is there to help you anytime you need them. Trash is available at a fee.

Do you have a roommate matching system?

Yes, we offer a roommate matching system. If you don’t have anyone in mind that you would like to live with, let us match you up with someone! There is a Roommate Matching Sheet that you will fill out to let us know more about what you’re looking for in a roommate. Then, we figure out the best match for you based on that information.

When is my payment due?
-
You have three installment payment options to pay the entire amount due under the lease – one installment, two installments, or twelve installments. If you choose to pay a single installment for the entire amount, that single installment is due August 1. If you choose to pay in two semester installments, those installments are due August 1 and January 1. If you choose to pay in twelve installments, the first installment is due on August 1 and the remaining eleven installments are due on the 1st of the next eleven months. Please note that these are all installment payment options and not monthly rent.

How do I make a payment?

Pay with a personal check, money order, or cashier’s check.
Pay with an e-check for a $2.96 fee, credit or debit card with a percentage based fee using your resident portal.

Do you allow pets?

YES, we are a pet friendly community and love our furry friends! No aggressive breeds. And all animals must be registered with the office PRIOR to the animal coming to property. There is a pet deposit, pet fee, and monthly fee per pet. Please contact the office for more details about these fees.

Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?

We suggest and highly recommend getting renter’s insurance for this reason. It is generally inexpensive and will cover your personal belongings if something were to happen. Your lease at Prado does not provide coverage for your belongings.

What if I need to break my lease or don't return for the spring semester?

Prado’s lease is binding and cannot be broken. If you cannot live at Prado after signing your lease, you will need to re-let. Please call the leasing office for information on re-letting.

What if I need maintenance in my bedroom or apartment?

If you need maintenance, simply go to your resident portal on our website and fill out a maintenance request. You can also call or stop by the front desk. If it is an emergency, please notify the front office immediately.

What furniture is provided?
-
Prado is fully furnished with a queen-sized bed, large study desk and chair, and two stackable dresser drawers. The living area comes with a comfortable couch, chair, coffee table, end table, TV stand with a flat screen HDTV, and barstools. The kitchen comes fully equipped with Stainless Steel Appliances, a refrigerator with icemaker, dishwasher, Oven, Microwave, and washer & dryer.

How do I receive mail and packages?

Your mail will be delivered to your apartment’s mailbox located on Prado’s property. Packages can be picked up from our leasing office during office hours.

How close are you to campus?

We are right across the street from UTSA’s main campus and 20 minutes away from UTSA’s downtown campus. We are 25 min away from UIW, 20 min away from St. Mary’s University, 17 min away from UT Health, and 20 min away from San Antonio College.

What type of parking is available at your community?

We offer two parking options within our gated parking garage. All current residents must have a valid decal on their automobile to avoid being towed. General parking is $15 per month and Reserved parking is $35 per month. We do have visitor parking available on the 5thfloor of our parking garage with a valid visitor parking pass from our leasing office. Retail customers can park on the 1stfloor of the parking garage prior to the gate.

What is the retail attached to Prado?

Prado is the only off campus student housing community on UTSA BLVD that has retail spaces attached to the property. We have Singapore Restaurant, Indy Coffee, Mane Cuts Barbershop, and Noodle Tree Restaurant.

What do I need to bring to my new apartment?

We suggest that you bring: Queen size bedding, toiletries, and dishes/cookware. Feel free to bring decorations to make your new room feel like home!

What kinds of events do you have at Prado?

Prado has resident events that range from Courtyard Cookouts to Taco Tuesdays. Not only is there free food at events, but it’s also a great way to meet people!
